
The most recent Iowa State University Extension and Outreach Land Value Survey shows a downward trend in land worth from 2023 to 2024.
According to the report compiled by Doctor Rabail Chandio, the state average fell 3.1 percent, from $11,835 per acre to $11,467 per acre. Looking at Guthrie County, land value dropped by 4.6 percent from $11,418 to $10,896, a difference of $522 per acre. According to the report, this drop in land value breaks a five year trend of increasing value, with three main factors for the decrease being listed as fall of commodity prices, interest rate hikes in the two previous years, and higher input costs. Some other factors listed include cash and credit availability and weather uncertainty, along with inflation and uncertainty in agricultural profitability.
