The latest Iowa State University Farmland Value Survey saw quite a jump in the average prices per acre.
According to the survey, Iowa’s overall average farmland value was $9,751 per acre for 2021, which is a 29-percent increase compared to 2020. Locally, Greene County saw an over $2,200 per acre increase from 2020 to 2021 to $10,603. Dallas County jumped from $7,998 average per acre in 2020 to $10,120 per acre this year. Finally, Guthrie County also had an increase from $7,080 per acre last year to $9,226 per acre in 2021.
The survey includes reports from licensed real estate brokers, farm managers, appraisers, agricultural lenders, county assessors and other agricultural professionals. The factors that were mentioned by respondents were positive and negative. The positive factors were higher commodity prices, favorable interest rates, strong yields, limited land supply, strong demand, COVID-related government payments, and good farm industry. The main negative factors included higher input costs and concerns about the sustainability of high land prices and possible changes in the interest rates. Click the link below for the full report.
