The Adel City Council is getting pushback from members of the community as they prepare to make a decision on a rezoning request for the Southbridge Planned Urban Development.

The PUD is located to the south of 302nd Place between Highway 169 and Old Portland Road, in an area that was voluntarily annexed in 2018. The property is owned by Robert Cramer of real estate developer Cramer and Associates, who had a prior request denied in April, which would have rezoned around 300 acres. He came back at the May Council meeting with a much smaller request to rezone 80 acres from A-1 (agricultural) to R-1 (residential – high density).

During the public hearing citizens continued to object to the request, stating that they felt adding 120 single-family homes in the next year to the traffic on 169 was a safety concern. The Council was shorthanded at their May meeting because councilmember Dan Miller was absent, so they decided to table a decision on the rezone request until all five members were present. Action will be considered at their next meeting on Tuesday, June 11th. The request was denied by the Adel Planning and Zoning Commission, which means in order to be approved it must receive a supermajority of four votes in order to pass.
