During the winter months, it may not seem as though a ton happens at Lake Panorama, but Association General Manager John Rutledge would beg to differ.
For instance, Rutledge says a group of individuals appointed by the LPA Board have been tasked with making recommendations regarding lake lot sales and land use. This group, known as the Land Use Task Force, has been busy over the past few months.
“That group is taking a look at some things that really, to be very honest, we just never seem to have the time to get to, so they’re a tremendous resource for us. They’re going through our land holdings and trying to help us prioritize what we want to do with them over the next 5 to 10 years.”
To allow for the most thorough research and prioritization, Rutledge says the group has been familiarized recently with the LPA’s holdings of platted and de-platted lots, community areas and farm ground. Thus, Rutledge explains what the LPA is finding to be the biggest priority as it pertains to lot sales.
“Obviously it makes more sense for us to promote lots in areas that are already developed because that does not require us to go in and upgrade the road and install new water mains. So for the LPA, the priority is to market the lots that don’t require huge infrastructure development versus selling/marketing one lot at the end of a road that isn’t sealcoated yet… for us that be a money-loser.”
Rutledge says the Land Use Task Force will continue to work on building a comprehensive plan that will help the LPA with lot sales and land use ideas in the years ahead.
The task force is comprised of Chairman John Coghlan, Charles Schnack, Bob Batschelet, Larry Hills, Tom Jeschke and Keith Peterson.
